Flooring is installed after wet trades complete, HVAC is commissioned, and heavy fit-out is off the floor. It sits ahead of skirting, joinery final fix and painting touch-up. In a typical multi-residential fit-out, the window is 10 to 14 days per tower.
The procurement date, however, sits 12 to 20 weeks earlier — at production release. Sequencing the two dates is the discipline of holding the release date against the installation date while the site programme moves around both.
The compression points
Where the site programme slips, the flooring installation slot compresses but the delivery window does not. Product arrives on the original schedule and requires site storage that was not planned. Where the installation slot expands, the reverse — delivery is called forward, freight is expedited, and the rate opens for review.
